CONCEPT
7–14 DAYS

A DISTINCTIVE DESIGN SERVICE
Concept design establishes the architectural foundation of your future home: what will suit your family, how the building relates to its site, the way of life it supports, and its spatial logic and character.

We develop the site and building concept over one to two weeks. Throughout this period, we ask you to stay in touch and provide timely feedback on floor plans, the arrangement of buildings and façade options. If you cannot be closely involved, you can rely on our judgement and our understanding of your preferences, established through an in-depth initial interview.
THE OUTCOME
The process gives you a clear understanding of:
1. Possible floor areas for the house and other buildings
2. Alternative arrangements of buildings on the site
3. The land left available for a lawn or garden
4. The site’s strengths and limitations
5. The architectural character of the house
WHO IS IT FOR?
Future homeowners, developers and estate agencies.

FOR THOSE WHO VALUE THEIR TIME

You want to move the design forward quickly, test layouts and architectural ideas against your family’s way of life, and develop a successful concept into a schematic design.

FOR THOSE WHO WANT TO LIMIT THE RISK

Commissioning a full schematic design from the outset takes time and money, with no certainty that the result will meet your expectations.
We offer a fast, affordable way to explore the potential of your site and the studio’s approach.

YOU HAVE A PLOT, BUT WHERE DO YOU START?

You want a clear initial understanding of how to use your site: the arrangement of buildings, functional zones, strengths and constraints.

YOU WANT TO SEE YOUR FUTURE HOME

The design sprint produces initial sketches of the house’s overall form.
You gain an understanding of its size, number of storeys and appearance.

PREPARE FOR THE NEXT
DESIGN STAGE

You want to clarify your needs before the next stage, helping keep the project focused and on schedule. The concept gives you material to reflect on and helps establish priorities and architectural preferences.

ENJOY THE PROCESS

Designing a home can be emotionally demanding, and a long process can lead to fatigue. A focused sprint brings you to a result quickly and keeps the experience rewarding.

PLAN YOUR BUDGET

The design identifies the proposed floor areas and scale of construction.
You can then begin to estimate the costs ahead.
YOU HAVE A PLOT — AND UNANSWERED QUESTIONS

A CONCEPT BRINGS CLARITY

1. We begin with an analysis of the context and an in-depth client interview.
We consider orientation, sunlight and shade, terrain, noise, privacy, views, utilities, site access, statutory requirements and estate regulations.
We also review building setbacks and relevant health and environmental restrictions. This helps with obtaining planning permission.

2. Next, we develop a logical arrangement of functional zones on the site, guided by your requirements.

3. We then explore the floor plan and initial options for the building’s overall form.

4. We produce exterior visualisations and assemble the project presentation.

5. At the final presentation, we explain the reasoning behind the design and the advantages of the proposed solutions.
WHAT WE NEED TO GET STARTED
We need a topographical survey of your plot,
ideally together with its urban development plan (GPZU) and geotechnical investigation data.
Before design begins, the architect also visits the site to understand its context and take photographs.
FEES — FROM RUB 300,000
Each additional façade option with visualisations costs RUB 100,000.
These fees apply to houses with a total area of up to 1,000 m².
Each additional façade option adds 1–2 days to the design period.
Houses larger than 1,000 m² are priced individually.
The design period may be extended.
IMPORTANT NOTES
Concept design explores the project without developing the details. It helps establish an overall direction and a sense of the finished building, its character and atmosphere.

A concept does not replace a complete schematic design, which normally requires more fully resolved decisions. Developing those decisions takes additional time.
